Easy extra money through dividend stock investing, P2P lending, real estate income, and alternative online money making ideas

In looking for ways to increase my easy passive income beyond dividend stocks, I’ve recently come across the world of closed-end funds (CEF’s). CEFs are part mutual fund and part ETF but for passive income dividend seekers like myself, they offer an interesting alternative to add to your portfolio.

Easy Extra Money Idea of the Day:

Everyone hates buying an item and then seeing it go on sale the next day. The good news is that many of the big retailers will offer to credit you the difference…the bad news is that it’s up to you to stay on top of the item’s price and notify the retailer. This can be a time consuming and tedious process but the Windfall app can help you!

Dividend Stock: JNJ

Easy Extra Money Idea of the Day:

JNJ

Being a fan of dividend stocks, I tend to stay away from certain stock categories such as healthcare because their payouts are usually low (if any) and can be volatile. But in wanting to be diversified, I know I should have some healthcare exposure and that’s where Johnson & Johnson (JNJ) comes in. Continue reading

Miscellaneous: Tax Considerations for your Passive Income

Taxes

Note: The below is based on US tax code. Please consult your tax advisor for further information.

Making money from dividend stocks, online money making techniques, and P2P lending, is great but you have to keep tabs on the tax consequences as well if you are using a taxable account. In other words, while it’s great to receive the passive income produced by these methods, the US government also wants their cut because you are generating extra income for yourself. Additionally, some of this income (such as dividends from REIT stocks or the income produced by Lending Club P2P lending) is considered “ordinary” (not “qualified”) income meaning it is taxed at a higher percentage rate and might produce a hefty bill come tax time.

Dividend Stock: MAA

Easy Extra Money Idea of the Day:

Some readers of this blog will remember the housing crisis of 2008-2009 which many believe lead to the financial crisis. It has taken some time for the housing market to re-balance itself but with some people experiencing the loss of their home and being in foreclosure/underwater on their mortgage, the dream of buying a house and waiting (hoping) for it to appreciate in value isn’t for everyone.

Real Estate Income: Roofstock, HomeUnion, Investability

Easy extra money through dividend stock investing, P2P lending, real estate income, and alternative online money making ideas
As a follow up to my initial post on generating real estate income, I’ve narrowed in on some websites which specialize in the single family rental market. Roofstock, HomeUnion, and Investability all look like good candidates for purchasing a vetted single family home with current tenants (meaning immediate cash flow) and generating rental income. While these websites obviously charge fees for their services, having them do some of the legwork on the tenants and the house itself (e.g. inspections) means you don’t have to do all of the work yourself of finding a quality house with quality tenants. This sounds like a good trade off for someone like me who is looking at the home as an investment and would rather focus on generating the income as opposed to being a day-to-day landlord.

Does anyone have any experience with these websites?
